The correct mechanism for a double-acting door is a center-hung floor closer. The closer body is concealed in a cement box set in the floor directly beneath the center of the door thickness. A top pivot at the head of the frame completes the pivot set. Because the door rotates around a vertical centerline axis rather than a side hinge, controlled spring tension and hydraulic regulation apply equally to motion in both directions.

How Center-Hung Floor Closers Work

The floor closer contains a hydraulic mechanism with spring tension that returns the door toward the neutral (closed) position from either direction of swing. Adjustable valves regulate the closing speed independently for each arc of travel on many models. The top pivot carries no closing force -- it simply locates the top of the door in the frame opening.

Key mechanical points to understand at the field level:

  • The cement box must be set before the floor is poured. This is a hard coordination item between the hardware supplier, the contractor, and the concrete subcontractor. There is no acceptable shortcut after the slab is placed.
  • The pivot point location must be precisely centered under the door thickness. Even a small offset affects swing geometry and can cause the door to drift open or bind in the frame.
  • Double-acting models are generally non-handed, which simplifies ordering when door swings are still being finalized during design.
  • Heavy or lead-lined doors require heavy-duty floor closer models and may require thicker minimum door stock -- confirm door thickness requirements from the manufacturer template before ordering.

Overhead Concealed Closers: A Second Option for Certain Applications

For openings where cutting into the floor is not practical -- renovations, buildings with post-tension slabs, or wood-framed structures -- an overhead concealed closer installed at the frame head can serve double-acting applications. These units are recessed into a routed pocket in the top rail of the door and the head of the frame, keeping hardware out of sight while providing hydraulic control.

Overhead concealed closers for double-acting use are available in center-hung configurations for aluminum storefront and wood door applications. They do not require floor preparation, but they do require sufficient door top-rail depth to accept the closer body, and the frame head must be routed or prepped to receive the track or arm assembly.

If aesthetics matter -- upscale retail, healthcare patient corridors, or educational common areas where exposed hardware draws vandalism -- the overhead concealed option is worth the added coordination at the rough-in stage.

What Standard Overhead Closers Cannot Do Here

A conventional surface-mounted overhead closer with a standard or parallel arm is engineered for single-direction swing. The arm linkage resists motion from the pull side and provides no controlled return from the push side. Mounting one on a double-acting door produces either a door that slams back hard from one direction or a unit that binds and eventually fails prematurely. Neither outcome is acceptable in a school hallway or a hospital service corridor.

Some facilities have attempted workarounds using two surface closers, one on each face. This approach creates competing spring forces, unpredictable closing behavior, and significant wear on door edges and pivots. It is not a recognized installation method and should not be specified or accepted in the field.

Specifying the Right Unit: Key Questions to Answer First

Before ordering a closer for a double-acting opening, confirm the following:

  • Door material and thickness: Steel, wood, or aluminum -- each has different closer body options and template requirements.
  • Door weight: Heavier doors require heavy-duty closer models. Confirm the weight with the door manufacturer.
  • Floor construction: Concrete slab allows a floor closer with cement box. Wood framing or existing finished floors may require an overhead concealed unit.
  • Fire rating: Double-acting doors on fire-rated openings present additional complexity. Verify listing requirements with the AHJ and door manufacturer before specifying.
  • ADA closing force: Interior doors must close with no more than 5 pounds of force per ADA and ICC A117.1. Closer spring tension must be adjusted accordingly after installation.
  • Hold-open requirement: Standard floor closers on double-acting doors do not include a hold-open position. If hold-open is needed, verify the model supports it.
