Why This Choice Matters Before the Door Gets Prepped

Specifiers, commercial contractors, and facility managers face this question on nearly every project: cylindrical lockset or mortise? The answer is not simply a budget call. The wrong choice affects long-term performance, electrification options, fire-rating compliance, and the cost of the next service call. This guide walks through the concrete decision factors so the correct lock body lands on the right opening the first time.

What Each Lock Body Actually Is

A cylindrical (bored) lockset is installed by drilling two intersecting holes through the door face and edge: a standard 2-1/8-inch face bore and a 1-inch edge bore. The lock mechanism assembles around a chassis that spans those two holes. It is the most common format in light commercial and institutional construction and is covered by ANSI/BHMA A156.2.

A mortise lockset requires a rectangular pocket routed into the door edge to accept a multi-component case housing the latchbolt, deadbolt, and in some configurations an auxiliary latch and privacy bolt in one unit. Mortise locks are covered by ANSI/BHMA A156.13. Because the case is fully recessed, the door stile absorbs less stress from lever torque and the lock body is far harder to defeat by force alone.

Both formats are available in ANSI Grade 1, but their construction physics produce meaningfully different performance profiles in the field.

Door Preparation and Existing Conditions

The prep already in the door often decides the question on retrofit projects. Cylindrical locks use a standardized 2-1/8-inch bore that pre-hung doors in schools, retail, and light commercial construction almost always carry. Mortise prep requires a long, precisely routed pocket typically 3/4-inch to 1 inch wide and several inches tall. Converting a cylindrical-prepped door to mortise in the field is possible with an adapter kit, but it adds cost and complexity.

  • New construction: Either format is practical; spec to the opening's functional requirements.
  • Retrofit or replacement: Match the existing prep unless the upgrade justifies new door prep or a full door replacement.
  • Hollow metal doors: Typically reinforced for mortise at the factory when specified; confirm the reinforcement before ordering.

Traffic Volume and Abuse Resistance

High-cycle, high-abuse environments tilt the decision toward mortise. The mortise case distributes lever stress across a larger body with more internal components, and the deadbolt travels independently from the latch. In a busy hospital corridor, a K-12 school entry, or an industrial facility where doors are kicked and rushed constantly, a Grade 1 mortise lock from a line such as Sargent, Corbin Russwin, or Hager will outlast a cylindrical solution even of the same ANSI grade because the mechanical advantage the door edge provides against lever torque is simply greater.

For moderate-traffic interiors, a Grade 1 cylindrical lever from Accentra (formerly Yale), PDQ, or Sargent is a proven, cost-effective answer that meets the duty cycle without over-engineering the opening.

Function Complexity

This is where mortise wins decisively. A single mortise case can carry:

  • Latchbolt with anti-friction feature
  • Deadbolt with key and thumbturn operation
  • Auxiliary latch to prevent latch slipping
  • Classroom, office, storeroom, dormitory, and communicating functions in one platform
  • Electrified variants with latchbolt or deadbolt monitoring, electric latch retraction, or fail-safe/fail-secure operation

Cylindrical locks cover the common functions well: passage, privacy, classroom, office, storeroom, and exit. But a cylindrical lock cannot replicate the integrated deadbolt-plus-latch behavior of a mortise body without adding a separate auxiliary deadbolt above the knob or lever, which complicates the trim package and the door prep.

If the opening schedule calls for an office function with an integrated deadbolt, a communicating function between suites, or a hotel-style privacy indicator, a mortise lockset is the right tool.

Electrification and Access Control

Both lock types are available with electrified options, but the path to electrification differs:

  • Cylindrical: Most commonly electrified via an electric strike at the frame, which avoids wiring through the door entirely. Electrified cylindrical locks (with solenoids in the chassis) exist but require a power transfer hinge or door loop and a more constrained wire count.

For openings that will carry card readers, credential readers, or full access control integration on day one, an electrified mortise lock generally produces a cleaner, more serviceable installation than a cylindrical lock with an electric strike workaround.

Fire-Rated Openings

Both cylindrical and mortise locks are available with UL listings for fire-rated openings, but verify the specific listing for the door label you are working with. Not every Grade 1 cylindrical lock carries a 3-hour A-label listing. Confirm the lock's listed fire rating matches the opening's required rating before finalizing the spec, and coordinate the latch throw requirement (typically 3/4-inch for fire doors) with the manufacturer's listed configuration.

Budget and Life-Cycle Cost

Cylindrical locksets cost less up front. For a large school renovation covering dozens of interior classroom doors with a defined budget, Grade 1 cylindrical hardware can be the right answer without compromise. Mortise hardware carries a higher initial cost but often reduces long-term maintenance costs on high-use openings because the case is field-serviceable: latchbolts, strikes, and trim can typically be replaced without pulling the entire lockset.
