ADA Reach Ranges for Door Hardware: What the Numbers Mean and Where They Come From

Why Hardware Height Is a Compliance Decision, Not a Preference

This article explains the ADA reach range requirements that govern where door hardware must be mounted on commercial openings. It is written for facilities managers, architects, and commercial contractors who need to confirm compliant mounting heights during specification, shop drawing review, or an existing-building audit. The rules come from the 2010 ADA Standards for Accessible Design, Sections 308 and 309, and they apply to virtually every operable piece of hardware on your opening schedule.

What ADA Reach Ranges Actually Are

ADA reach ranges define the zone within which any operable element must be positioned so that a person using a wheelchair can reach and operate it without assistance. The 2010 ADA Standards establish two reach scenarios: forward reach and side reach. Each has its own height envelope, and the one that governs a specific installation depends on how the user approaches the device and whether any obstruction is present.

Forward Reach (ADA 308.2)

  • Unobstructed forward reach: 15 inches minimum to 48 inches maximum above finished floor (AFF).
  • Obstructed forward reach: If an obstruction is between 20 and 25 inches deep, the maximum drops to 44 inches AFF. Obstructions 25 inches or deeper are not permitted under a forward-reach approach.

Side Reach (ADA 308.3)

  • Unobstructed side reach: 15 inches minimum to 48 inches maximum AFF.
  • Obstructed side reach: With an obstruction no more than 34 inches high and no more than 24 inches deep, the maximum reach is 46 inches AFF.

For most door hardware applications, the 34-inch to 48-inch AFF window is the practical working range cited directly in ADA Section 404.2.7 (operable hardware on doors) and echoed in IBC requirements for panic hardware and latch hardware.

How the Reach Range Translates to Specific Hardware

Levers, Pulls, and Lockset Trim (ADA 404.2.7 + 309.4)

Door levers, lever trim, pulls, and any operable latch hardware must be mounted within the 34-inch to 48-inch AFF range. The hardware must also be operable with one hand without tight grasping, pinching, or wrist twisting, and must actuate with no more than 5 lbf of force. In practice, 38 to 41 inches AFF is the commercial standard centerline height for cylindrical and mortise locksets, which falls comfortably within the compliant window.

Exit Devices and Panic Hardware

Panic bars and exit device crossbars comply inherently with the operability requirement because a simple push activates them. The crossbar centerline must still land within the 34-inch to 48-inch AFF band. A crossbar set at 41 inches AFF is a common field standard. IBC reinforces this range specifically for panic hardware in assembly and educational occupancies.

Card Readers, Keypads, and Request-to-Exit Buttons

Access control devices are a frequent violation point. A card reader or keypad mounted above 48 inches AFF is a clear ADA violation regardless of how convenient it felt during rough-in. The preferred mounting height is 42 to 48 inches AFF, which satisfies both the forward-reach maximum and the practical reading angle for most users. Request-to-exit (REX) push buttons follow the same reach range rule and must also be located within 5 feet of the door per IBC requirements for electrically controlled egress.

Flush Bolts, Coordinators, and Auxiliary Hardware

Manual flush bolts on the top rail of a door are specifically exempted under ADA Section 404.2.7 Exception 1 for existing top- and bottom-rail locks, but new operable hardware should not be positioned outside the reach range without a documented exception. Coordinators are not user-operated and do not trigger the reach requirement. Hardware the occupant never touches does not need to comply with 308 or 309.

Application Contexts Where This Goes Wrong

Schools and Educational Facilities

Corridor locksets in classroom security applications are sometimes set high by habit from older installations. An audit of older school buildings will often find levers or thumbturns above 48 inches. Replacement locksets from lines such as Sargent, Corbin Russwin, or Hager should be templated at the correct 34-to-48-inch centerline before door prep begins.

Healthcare Openings

Patient room and corridor doors in healthcare facilities combine reach range compliance with low opening-force requirements (5 lbf interior per ADA 404.2.9). An electrified lockset or electric strike that requires above-normal force to operate even momentarily creates a compounded violation. Verify hardware selection and mounting height together.

Retail and Public Assembly

Storefront pull hardware and vestibule levers are highly visible compliance targets. Pulls with a center-to-center dimension that places the grip above 48 inches AFF fail the reach range test even if the lower grip is compliant. Confirm the grip zone, not just the mounting centerline.

Industrial and Warehouse Facilities

Overhead coiling door controls, dock door latches, and gate hardware in industrial settings are routinely mounted for standing adult access only. Where these openings serve employees or the public, the reach range requirement applies. Relocating an operator panel after concrete is poured is expensive; get the rough-in height right from the start.

The Quick Compliance Check for Any Opening

  • Is the hardware operable by the occupant? If yes, reach range applies.
  • Is the operating point between 34 and 48 inches AFF? If no, the mounting height must change.
  • Does operation require more than 5 lbf? If yes, hardware selection or closer adjustment may be needed.
  • Does the hardware require grasping, pinching, or wrist twisting? If yes, the device type is non-compliant regardless of height.
