What Is CSI MasterFormat Section 087100?

Section 087100 — Door Hardware is the CSI MasterFormat designation for finish hardware on commercial door openings. It sits within Division 08 (Openings) and covers the mechanical and electromechanical products attached to swinging, sliding, and folding door assemblies: hinges and continuous geared hinges, locksets, exit devices, door closers, door holders and stops, thresholds, gasketing, and electrified hardware tied to access control or life safety systems.

The section number replaced the older 08710 designation (five digits versus six) when CSI updated MasterFormat in 2004. You will still see 08710 on legacy specs and on some manufacturer category specification documents — the subject matter is the same; only the numbering format changed.

The Four-Part DHI Structure Inside 087100

A properly written 087100 section follows the Door and Hardware Institute (DHI) framework, which extends the standard CSI three-part format into four components:

  • Part 1 — General: Administrative requirements, related work cross-references, quality assurance criteria, submittal requirements, keying schedule requirements, and delivery and storage provisions. This part does not describe products.
  • Part 2 — Products: Hardware categories, acceptable manufacturers, material and finish standards (typically ANSI/BHMA A156 series), and performance minimums such as ANSI/BHMA grade requirements or UL 10C positive pressure fire compliance.
  • Part 3 — Execution: Installation requirements, hardware mounting heights, field adjustment, and inspection.
  • Component 4 — Hardware Sets (Schedule): The itemized list of every opening on the project with its assigned hardware group. DHI recommends a vertical format per its Sequence and Format for the Hardware Schedule document.

One of the most common errors on real projects is submitting only a hardware schedule and calling it a specification. The schedule is Component 4. Without Parts 1 through 3, there is no basis of design, no quality baseline, and no contractual standard for substitutions.

What 087100 Must Cross-Reference — And Often Does Not

Hardware does not live in isolation. A complete 087100 section must list related specification sections so that each trade knows its boundary. Typical cross-references include:

  • 08 11 13 — Hollow Metal Doors and Frames (reinforcement, prep, and labeling requirements flow from the hardware spec)
  • 08 14 16 — Flush Wood Doors (template submission to the millwork supplier is a hardware obligation)
  • 26 05 00 — Electrical (conduit, power supply, and circuit requirements for any electrified hardware)
  • 28 13 00 — Access Control (card readers, electric strikes, electromagnetic locks, and door position switches)
  • 28 31 00 — Fire Detection and Alarm (magnetic hold-open devices, fire alarm interface for door releases)

On healthcare projects in particular — such as hospital patient-flow additions or infusion clinic buildouts — 087100 commonly covers both mechanical and electromechanical hardware while Division 28 covers the access control system. If those two sections are not coordinated, the opening ends up either missing a power transfer device or carrying redundant hardware that conflicts at the frame.

Where Hardware Specs Break Down on Real Projects

1. Substitution Language That Is Too Open or Too Closed

Part 1 must define how substitution requests are handled. A spec that simply says “or equal” with no prior-approval clause invites substitutions that meet the letter of the spec but not the intent — for example, a Grade 2 closer in place of a Grade 1 where durability in a school corridor genuinely matters. Requiring prior written approval with product data and test certifications protects the design intent without locking out competitive pricing. Preferred brands for closers such as Norton, Hager, PDQ, or Corbin Russwin and for locksets such as Sargent, Corbin Russwin, or Hager represent lines with stable part families that support that approval process cleanly.

2. Missing Keying Schedule Requirements

Part 1 should require a keying schedule submission in the same quantity and at the same stage as the hardware schedule. On multi-building school campuses or large retail facilities, a keying schedule omitted from the submittal package creates a gap that does not surface until the locksmith visit — well after GC substantial completion pressure has peaked.

3. Electrified Hardware Without Division 26 and 28 Coordination Notes

Any opening that includes an electric strike, electrified lockset, electromagnetic holder, or door operator requires power. That power path — source, conduit, wire gauge, and door-cord or power transfer hinge — is almost never fully described in 087100 alone. If the spec does not explicitly call out coordination with Division 26, the electrical sub has no obligation to rough in conduit at those frames, and the hardware installer arrives to an unpowered opening.

4. Threshold and Gasketing Assigned to the Wrong Division

Thresholds and door bottom seals appear in some project specs under 087100, and in others under a weatherstripping section (historically 08720 or 08 79 00). When both sections exist without clear scope language, the product gets specified twice or not at all. Products from lines like Pemko or Rockwood cover this category well, but the spec must say clearly which section owns them.

What a Hardware Supplier Should Provide Under 087100

Per DHI guidance, the hardware supplier — not just the manufacturer — has a professional role in the specification process. A qualified supplier should offer:

  • Review of the 087100 draft for internal consistency before bid
  • Submittal package including product data, hardware schedule in DHI vertical format, keying schedule, and catalog cuts
  • Templates submitted directly to the hollow metal manufacturer and millwork supplier
  • Jobsite representation at delivery and at owner training for adjustable hardware
