What the 2010 ADA Standards Actually Require at the Door Opening

The 2010 ADA Standards for Accessible Design govern how doors must perform for people with disabilities in commercial facilities and places of public accommodation. This guide breaks down the hardware-specific requirements from Chapter 4 (Section 404) that architects, facility managers, and commercial contractors most frequently miss during design, specification, or inspection -- covering clear width, operable hardware, opening force, closing speed, thresholds, and door surfaces.

Whether you are specifying new construction at a school, retrofitting doors in a healthcare corridor, or reviewing a punch list at a retail tenant improvement, these are the numbers that matter at the opening.

Clear Opening Width: 32 Inches Is the Floor, Not the Target

Under ADA Section 404.2.3, a doorway must provide a minimum 32 inches of clear width, measured from the face of the door to the face of the stop at 90 degrees of swing. If the opening is more than 24 inches deep -- think a vestibule or an alcove -- the minimum increases to 36 inches clear.

Where this goes wrong in the field:

  • Clear width is measured at 90 degrees, not at the frame face. A door with a thick hinge barrel or a heavy-duty surface closer arm can eat into that 32 inches faster than the hardware schedule reflects.
  • Swing-clear hinges are one of the most common retrofit solutions when an existing opening is borderline. They shift the door out of the opening plane at 90 degrees, recovering the margin consumed by the door thickness itself.
  • On pairs, each active leaf must meet the 32-inch minimum independently if both are required to be accessible.

Operable Hardware: What "No Tight Grasping" Actually Rules Out

ADA Section 404.2.7 -- backed by Section 309.4 -- requires that all operable door hardware be usable with one hand, without tight grasping, tight pinching, or twisting of the wrist. The operating force for hardware components (separate from door opening force) must not exceed 5 pounds.

Hardware height: operable parts must be mounted 34 inches minimum to 48 inches maximum above the finished floor.

What this eliminates:

  • Round knobs -- require wrist rotation; non-compliant as primary hardware on accessible routes.
  • Thumb-turn deadbolts used as the primary locking operation on an accessible entry.
  • Flush pulls with small lip edges that require pinching to operate.

Lever-handle trim, paddle-style exit device touchbars, and push-pull hardware are the compliant categories. Exit devices with a crossbar or touchpad actuator satisfy 404.2.7 by nature of their push-to-operate function. Lever trim on cylindrical or mortise locksets from lines such as Corbin Russwin, Sargent, Hager, or PDQ is the standard commercial solution on accessible openings.

Opening Force: The 5-Pound Rule and Why Fire Doors Are Different

This is one of the most misapplied requirements in the field. ADA Section 404.2.9 sets a 5-pound maximum opening force for interior hinged doors that are not fire doors. Sliding and folding doors also carry the 5-pound limit.

Fire doors are explicitly exempted from the 5-pound cap. They must close with enough force to latch reliably, and the minimum force permitted is whatever the Authority Having Jurisdiction (AHJ) requires under NFPA 80 for the rated assembly. This creates a real tension in healthcare corridors and school egress paths where fire-rated doors are also on an accessible route.

Practical implications:

  • Interior non-rated doors with surface closers must be adjusted to 5 pounds or less. Most standard spring power settings exceed this. Closer adjustment is not optional on accessible routes -- it is a compliance item.
  • Low-energy power operators (compliant with ANSI/BHMA A156.19) are the engineering solution when a fire-rated or high-traffic door cannot reliably meet the force limit and still latch. They satisfy both accessibility and life safety without relying on closer spring adjustment alone.
  • The 5-pound limit does not apply to the force needed to retract bolts or disengage hold-open devices. Only the force to swing the door leaf is regulated.

Closing Speed: The 5-Second Minimum

ADA Section 404.2.8.1 requires door and gate closers to take a minimum of 5 seconds to travel from 90 degrees open to 12 degrees from the latch. Spring hinges must allow at least 1.5 seconds from 70 degrees to closed.

This is frequently out of adjustment in schools and healthcare facilities after routine maintenance -- someone tightens the closing speed valve for latching reliability and inadvertently brings the sweep time below 5 seconds. Both the force and the speed requirements must be verified together after any closer adjustment.

Surface-mounted closers with delayed-action valves make the 5-second minimum easier to maintain without sacrificing latch performance. Brands such as Norton, Hager, and Accentra (formerly Yale) offer adjustable delayed-action models suited to high-use institutional openings.

Thresholds: Half an Inch Is the Maximum, and Bevel Is Not Optional

ADA Section 404.2.5, read with Section 303, sets these limits:

  • Total threshold height: 1/2 inch maximum for new construction.
  • Changes in level up to 1/4 inch may be vertical.
  • Changes between 1/4 inch and 1/2 inch must be beveled at a slope no steeper than 1:2.
  • Changes over 1/2 inch must be ramped at 1:12 or less.
  • For alterations to existing openings, a beveled threshold up to 3/4 inch is permitted if both sides are beveled at 1:2 or less.

Standard replacement thresholds from Pemko and Hager include ADA-compliant beveled profiles sized for exterior and interior conditions. When a project involves an existing threshold that exceeds the limit, threshold ramp components (RAMP series profiles) are available to create a compliant transition without full threshold replacement.

Door Surface at the Push Side: The 10-Inch Smooth Zone

ADA Section 404.2.10 requires the bottom 10 inches of the push side of a swinging door to present a smooth surface extending the full width of the door. The intent is to allow a wheelchair footrest to push the door open without catching on hardware or trim.

  • No projecting hardware is permitted in this zone on the push side.
  • Kick plates and mop plates must cap any cavity they create -- an open channel behind a kick plate is not compliant.
  • Exceptions apply to sliding doors, tempered glass doors without stiles where the bottom tapers at 60 degrees, and doors that do not extend within 10 inches of the floor.

Stainless steel kick plates and armor plates from Rockwood and Hager are standard on accessible push-side openings in schools, hospitals, and retail environments.

Vision Lights: The 43-Inch Sightline Requirement

If a door has glazing, ADA Section 404.2.11 requires at least one glazed panel to have its bottom edge at or below 43 inches above the finished floor. This allows a seated user to see through the door before pushing it open. Doors where the lowest glazing is above 66 inches are exempt.

Putting the Full Package Together

A fully ADA-compliant door opening is a system, not a single component check. The opening schedule must address each of these elements together:

  • 32-inch minimum clear width (36 inches for deep openings)
  • Lever or push-actuated hardware, 34 to 48 inches AFF, 5-pound max operating force
  • Closer adjusted to 5 pounds or less opening force on non-rated interior doors, 5-second minimum sweep speed
  • Threshold at or below 1/2 inch with compliant bevel
  • Smooth push-side surface for 10 inches above the floor
  • Vision light with bottom edge at or below 43 inches (where glazing is present)
