Why the Function Label on a Mortise Latchset Is Not Just a Catalog Detail

This guide is for contractors, hardware specifiers, and facility managers who are building or reviewing a door hardware schedule that includes mortise latchsets at interior openings -- specifically openings that could serve as either egress paths or controlled communicating passages between spaces. Getting the function right before the hardware ships prevents costly field substitutions, failed inspections, and reopened schedules.

What Is an Exit or Communicating Mortise Latchset?

A mortise latchset is a lock body that installs into a routed pocket (mortise) in the door stile. Unlike a cylindrical lockset, the mortise case contains all operating components inside the door -- making it stronger, more durable, and better suited to high-cycle commercial use.

The function of the latchset determines how the latch and lever operate on each side of the door. An exit function typically allows free egress from the inside at all times, while controlling or restricting access from the outside. A communicating function allows keyed or thumb-turn control on both sides -- suited to doors that separate two occupied, controlled spaces rather than an egress corridor from a restricted room.

These are not interchangeable, and specifying one when the opening requires the other creates a compliance problem that shows up at inspection -- not at the factory.

Where Each Function Belongs: Reading the Opening Before You Write the Schedule

Exit Function Openings

An exit function latchset is appropriate when the door is on a required or likely egress path, and the occupant on the egress side must always be able to operate the door without a key, credential, or special knowledge. Common locations include:

  • Stairwell access doors where one side is an exit corridor
  • Doors from tenant spaces into shared building corridors
  • Back-of-house doors in retail, food service, and industrial facilities
  • School classroom doors where free exit from inside is required

On these openings, the inside lever is always free. Outside operation -- key, card reader, or trim -- controls who can enter, but egress is never impeded.

Communicating Function Openings

A communicating function (sometimes called interconnected or double-keyed in certain configurations) allows both sides to be locked or unlocked independently. It is appropriate where:

  • Two adjacent suites share a door in a multi-tenant office building
  • A hotel room connects to an adjoining room and both guests need control
  • An exam room or procedure room in a healthcare clinic separates two controlled spaces
  • A private office connects to a conference room and either side may need to secure the opening

The key distinction: neither side is inherently a public egress corridor. Both sides are occupied, controlled spaces. That changes the function requirement entirely.

The Schedule Error That Slips Through Most Reviews

Here is the field problem that drives hardware replacement calls: a project has a mix of exit-function and communicating-function openings. The architect groups them on the same hardware set because the lever style and finish match. One function gets specified across all of them. The hardware ships. The installer puts it in.

Then the building official reviews the fire door inspection or the access control contractor maps the sequence of operation -- and a communicating latch is sitting in an opening that the life safety plan designates as a means of egress, or an exit-function latch is in a connecting suite door where the adjoining tenant has no way to secure their side.

Both failures require a return visit. In fire-rated assemblies, the consequences go beyond inconvenience.

Fire Rating and Life Safety Implications

Mortise latchsets in fire-rated assemblies must be listed and labeled for that application. The function matters here too: a communicating function that allows both sides to be secured simultaneously can create an egress delay in a fire event if the latch is in an opening the occupant is expected to exit through. Life safety codes under IBC and NFPA 101 require that egress doors be operable from the egress side without special knowledge or effort.

If the opening is in a fire-rated corridor wall or stairwell enclosure, confirm that the latchset function and the fire label both match what the door schedule and the life safety plan show. A Grade 1 mortise latchset that is the wrong function is still the wrong latchset.

How to Catch the Conflict Before Hardware Ships

Checking function against the opening requires cross-referencing at least three documents:

  • The door schedule -- lists each door number, fire rating, and the hardware set assigned
  • The life safety or egress plan -- shows which openings are on required egress paths
  • The hardware set descriptions -- where the specific latchset function should be called out by function name, not just model number

If any opening on a required egress path has a communicating function latchset, flag it before the schedule is released for procurement. If an opening between two controlled spaces has an exit-function latch, ask whether the adjacent tenant or user actually needs independent locking control -- if so, the function is wrong.

Grade 1 Is the Floor, Not the Ceiling

For any commercial mortise latchset -- exit function, communicating function, or otherwise -- Grade 1 per BHMA standards is the minimum for occupied commercial buildings. Grade 1 hardware is built for the cycle counts, forced-entry resistance, and finish durability that commercial openings demand. Grade 2 may appear in some light commercial applications, but for schools, healthcare, multi-tenant office, and industrial settings, Grade 1 is the correct specification baseline.

  • Whether outside trim requires a cylinder, thumb turn, or is passage only

If the opening is electrified -- tied to access control, an electric strike, or a door position switch -- note that coordination with Division 26 and Division 28 specifications is required. The mechanical function of the latchset and the electrical sequence of operation must align, or the opening will not behave correctly under either normal use or a fire alarm event.
