Exit Only on Stair Tower Doors: Getting the Hardware Package Right the First Time

Stair tower doors are among the most frequently misspecified openings in commercial construction. They sit at the intersection of egress requirements, re-entry rules, fire-rated assembly compliance, and controlled-access logic -- and the hardware package has to satisfy all of them simultaneously. This guide is written for commercial hardware specifiers, mechanical and general contractors managing door schedules, and facility managers inheriting a building they did not design. If you are trying to figure out what actually belongs on a stair tower door that reads "exit only" on the schedule, this is the article for you.

What "Exit Only" Actually Means at a Stair Tower Door

"Exit only" is shorthand for a specific outside-trim function on an exit device: no lever, knob, or thumbpiece on the stair side of the door that would allow re-entry from the stairwell. The latch retracts from inside the occupied floor via the touchbar -- full, immediate egress -- but the stair-side face of the door offers no operable hardware to pull open the door from the stairwell landing.

In practice, "exit only" trim means the outside trim is either a flat pull plate, a cylinder-only housing, or no outside trim at all. What it does not mean is that re-entry from the stair is prohibited at every floor. That distinction is where projects get into code trouble.

IBC Re-Entry Requirements You Cannot Ignore

The International Building Code imposes re-entry requirements on stairwell doors in high-rise buildings and in certain other occupancy types. The core principle: occupants who enter a stair tower must be able to re-enter the building at designated floors if the stair becomes unsafe. A door that is locked from the stair side with no re-entry provision traps occupants. That is a life safety failure, not just a code violation.

Key points from IBC Section 1010 and stair enclosure provisions:

  • Stairway doors shall not be locked from the egress side in a manner that prevents re-entry unless specific conditions and AHJ approval are met.
  • Where re-entry is required, doors must allow entry at a minimum of every fifth floor -- confirm the specific requirement with your AHJ and the edition of the IBC in effect on your project.
  • Electrified hardware solutions (electric latch retraction, electric strike, or fail-safe magnetic lock) are commonly used to provide scheduled or fire-alarm-activated re-entry on floors that would otherwise be locked against entry from the stair.
  • Any electrified locking must fail in the direction that protects occupants -- typically fail-safe (unlocked on power loss) for re-entry-side applications.

Do not specify a hard-locked stair tower door without confirming the re-entry floor pattern with the architect and the AHJ.

The Hardware Package on a True Exit-Only Stair Tower Door

Once you have confirmed that a given floor is an approved exit-only level -- no required re-entry -- the hardware package needs to cover four elements:

1. The Exit Device

A Grade 1 exit device is required on most stair tower doors in commercial occupancies. For fire-rated stair enclosure doors (common at 1-1/2 hour and 3 hour ratings), the device must be listed fire exit hardware -- UL listed, no dogging. Rim devices work on single doors; surface vertical rod (SVR) or concealed vertical rod (CVR) devices are appropriate where two-point latching is required. Preferred brands for this application include Sargent, Corbin Russwin, and Hager -- lines known for stable parts availability and straightforward service.

2. Outside Trim Selection

"Exit only" maps to a specific ANSI function for outside trim:

  • Dummy/pull-only trim (ANSI Function 02): A flat plate or pull handle that provides grip for pulling the door closed from the stair side but does not retract the latch. Most common on true exit-only floors.
  • No outside trim: Permissible where the door opens into a space where no one would legitimately approach from the stair side. Less common in practice.
  • Cylinder-only trim (key retracts latch): Provides emergency override for authorized personnel -- maintenance staff, security, fire response -- without providing general re-entry. This is the preferred solution on exit-only floors where staff access is still needed.

3. Door Closer

Stair tower doors are required to be self-closing on fire-rated assemblies. A surface-mounted or concealed closer rated for the door weight and meeting ADA opening force limits (where the stair door serves an accessible egress path) is required. On fire-rated assemblies, a friction hold-open arm is not permitted -- the door must close and latch without assistance. Preferred closer lines include Norton, Hager, and Accentra (formerly Yale).

4. Alarm Option -- When to Add It

On exit-only floors where staff monitoring of door use is a priority -- schools, healthcare facilities, and industrial buildings where stair misuse is common -- a self-contained local alarm option on the exit device is worth specifying. These alarm modules activate when the touchbar is pressed and can be silenced by key. Battery-powered options eliminate the need for low-voltage wiring at every floor. The alarm does not impede egress; it simply signals that the door was opened.

This is distinct from a delayed egress device. An alarm-only option sounds immediately and allows immediate exit. Delayed egress holds the door for 15 or 30 seconds and carries additional code requirements -- it is not appropriate on a standard stair tower egress door without explicit AHJ approval.

Where the Spec Most Often Goes Wrong

  • Every floor called out as exit only without confirming re-entry compliance -- creates a life safety problem in high-rise occupancies.
  • Dogging specified on a fire-rated device -- not permitted. Fire-rated exit hardware must always latch.
  • Passage trim specified instead of dummy trim -- passage function allows the latch to retract from both sides; dummy does not. A misread trim suffix on the hardware schedule is a common source of this error.
  • No cylinder on exit-only trim when maintenance access is still needed -- leaves staff with no way to access a stair from the inside without going to another floor.
  • Electrified re-entry specified as fail-secure -- wrong fail mode for an occupied building egress path.

Getting the Schedule Right Before the Door Goes In

Stair tower doors are fire-rated assemblies. Hardware changes after a labeled door is hung and painted are expensive and may affect the fire label. Confirm the trim function, fire rating, and re-entry logic before the schedule is issued for procurement. If the project has a mix of re-entry and exit-only floors in the same stair tower, the hardware sets need to reflect that difference door by door -- not stair by stair.
