Why Fail Safe Is the Wrong Default on a Mortise Lock with a Deadbolt

The Word "Safe" Does Not Mean What You Think It Does on an Electrified Mortise Lock

This article is for contractors, facility managers, and architects who are specifying or troubleshooting electrified mortise locksets on openings that include a deadbolt. It covers one of the most common specification errors in commercial electrified hardware: choosing fail safe mode on a lockset that has a deadbolt bolt in addition to a latchbolt, without fully working through what happens to that deadbolt when power is lost.

Understanding this distinction early, before the door gets prepped and the hardware ships, can prevent a failed inspection, a code violation, or a genuine life-safety problem.

What Fail Safe Actually Means on an Electrified Mortise Lock

On an electrified mortise lockset, fail safe means the lock releases, or unlocks, when power is removed. Fail secure means the lock stays locked when power is removed.

Those definitions are straightforward when you are talking about a lever function that controls only a latchbolt. The lever is electrically enabled or disabled, and power loss simply changes that state.

The complication enters when the mortise lockset also contains a deadbolt. A deadbolt is a separate, positive-throw bolt. Unlike a spring latchbolt, it does not retract automatically when the lever turns. It has to be physically retracted, either by key on the outside or by thumbturn or key on the inside, depending on the function.

Here is the problem: on many electrified mortise functions with a deadbolt, the electrical portion of the lock controls the lever or the outside trim, not the deadbolt itself. When power fails and the lock drops to fail safe, the latch may retract freely, but if the deadbolt is extended, the door does not open. The deadbolt holds the door closed regardless of the electrical state.

Where This Creates a Life-Safety Problem

Picture a building fire during a power outage. The access control system drops offline. Every fail safe lock in the building is supposed to release and let people exit freely. On a mortise lock with only a lever-latch function, that works correctly. But on a door where the mortise lock includes a deadbolt that was thrown, the occupant who grabs the lever and pushes finds the door does not move. The fail safe condition did not release the deadbolt because the electrical circuit was not controlling the deadbolt at all.

This scenario is not hypothetical. It is the kind of situation that gets flagged by the Authority Having Jurisdiction (AHJ) during fire door inspections and by life-safety code reviewers familiar with NFPA 80 and NFPA 101 requirements for egress doors. It can also surface during testing by the general contractor before turnover.

The Double Cylinder Variant Makes This More Complex

Some electrified mortise functions include a double cylinder configuration, meaning a keyed cylinder is required on both the outside and the inside to operate the deadbolt. This setup is common in applications where the owner wants to prevent unauthorized interior egress, such as certain secure storage rooms, pharmacy back doors, or restricted-access corridors in healthcare and institutional facilities.

On a double cylinder mortise lock in fail safe mode:

  • Power loss releases the electrical lever function, allowing the outside lever to operate (or the inside lever, depending on the function).
  • The deadbolt, if extended, still requires a key to retract it from the inside.
  • Occupants without the inside cylinder key cannot exit through that door during a power failure, even though the lock is technically in fail safe mode.

This is why the Accentra 8800 Series electrified installation documentation includes a direct warning: the system shall not be installed in fail secure mode unless permitted by the local AHJ and shall not interfere with the operation of listed panic hardware. The same logic applies in reverse to fail safe installations with deadbolts, where the deadbolt itself becomes the hidden lock that the electrical mode cannot address.

When Fail Safe with a Deadbolt Is Legitimate

Fail safe electrified mortise locks with deadbolts do have appropriate applications. They are not inherently wrong. The key conditions that make them appropriate include:

  • The deadbolt is managed by a separate electronic actuator. Some mortise lock bodies electrically retract both the latchbolt lever function and the deadbolt throw simultaneously on a single power signal. If the spec and the product confirm this, the fail safe condition genuinely releases both bolts.
  • The opening is not on a required egress path. In occupancies and locations where the door is not part of a required means of egress, local codes and the AHJ may allow configurations that would be prohibited at an egress door.
  • A dogging or manual override is present and documented. In some access-controlled applications, facility staff have physical override protocols for emergency conditions, and those protocols are reviewed and accepted by the AHJ.
  • The door has panic hardware in addition to the mortise lock. In this configuration, the panic device provides the required egress release, and the mortise lock functions as supplemental access control rather than the primary means of egress control. Coordination between the two devices must still be verified.

What to Verify Before the Hardware Schedule Ships

If your project includes an electrified mortise lock with a deadbolt, work through these questions before finalizing the schedule:

  • Is this door on a required means of egress? If yes, what does the egress path require on power failure?
  • Does the electrical portion of the lock control the deadbolt, the latch function, or both? Get this confirmed by the manufacturer's function table, not just the product name.
  • Is the cylinder configuration single or double? If double, who holds the inside key and what happens during an emergency?
  • Has the sequence of operation been drafted and reviewed against the applicable code edition and local AHJ requirements?
  • Does the opening require coordination with Division 26 (electrical) and Division 28 (access control) for power supply, fire alarm interface, and door position monitoring?

The Wiring Reality: Fail Safe Draws Continuous Power

Beyond the code issues, there is a practical installation point worth noting. Electrified mortise locks in fail safe configuration draw current continuously to hold the lock in the engaged (locked) state. When power is removed, the lock releases. This means your power supply must be sized to maintain that continuous draw across all doors simultaneously, including during normal operations.

Accentra 8800 Series EcoFlex electrified mortise locks accept 12VDC or 24VDC and draw approximately 15mA continuous at either voltage, with a peak draw of up to 500mA per lock. A 1-amp power supply is rated for a maximum of two locks of this type. Wire gauge selection for the run length matters, especially at longer distances, where voltage drop can push the lock outside its operating range. The manufacturer specifies that operating voltage must stay within plus or minus 10 percent of nominal.

These are not abstract concerns. A fail safe lock that receives marginal voltage may cycle unpredictably or fail to re-engage after a momentary power dip, which creates both a security gap and a diagnostic problem for maintenance staff.
